Carpet, built-up and super built-up area

What each term means, and which one your price is based on.

Apartment sizes in India are quoted in three ways, and the difference between them can be 30% or more.

Carpet area is the usable floor area inside your walls, the space you can actually lay a carpet on. Developers should state carpet area in the agreement, and it is the fairest way to compare homes.

Built-up area adds the thickness of the walls and your balconies or sit-outs. It is usually 10–15% more than the carpet area.

Super built-up area, sometimes called saleable area, adds your share of common spaces: corridors, lifts, staircases, lobbies and sometimes the clubhouse. It can be 25–35% more than the carpet area.

When you compare two projects, ask both for the carpet area of the same unit, and divide the total price by it. A cheaper rate per square foot on super built-up area can turn out to be the more expensive home. Our price sheets show all three areas for every unit, so you can do this sum in a minute.
