Commute, schools, prices and how built-up each area is today: a plain comparison of three west Hyderabad suburbs.

Most buyers who visit us work in the Financial District, Gachibowli or HITEC City and are choosing between our projects in Kokapet, Tellapur and Kollur. Each suits a different stage of life and budget. Here is how they compare in our experience.
Kokapet is the closest to the Financial District, often 10 to 15 minutes by car outside peak hours, and has grown fast into an area of tall towers along the Outer Ring Road. It has the highest prices of the three, with larger apartments and high-rise living. It suits buyers who want a short commute and are comfortable with a dense, still-developing neighbourhood.
Tellapur, further west, is more settled. Many gated communities are already occupied, with schools, supermarkets, clinics and a growing number of restaurants nearby. Commutes to Gachibowli take 25 to 35 minutes. Prices per square foot are noticeably lower than Kokapet, and our Rachakonda Meadows there has ready homes. Families with school-age children often choose it.
Kollur, beyond the Outer Ring Road, is the newest. Large parcels of land mean more open space and lower prices, but shops, schools and hospitals are still arriving. It suits buyers planning for five to ten years ahead, or investors. Whichever you consider, drive the commute at 9 am and 6 pm on a weekday, not on a Sunday. Visit the nearest school and hospital. Walk around the area after dark. And ask the site engineer how far the water, sewerage and power connections have reached, which tells you more about an area’s readiness than any brochure.
