How the two compare on price, GST, risk, rent and choice, and which kind of buyer each suits.

Buyers at our Tellapur and Kollur projects often face the same choice: a finished apartment they can move into now, or one in a tower that will be ready in two or three years. Both make sense, for different people.
A ready-to-move home lets you see exactly what you are buying: the view, the light, the finish and the neighbours. You can move in within weeks of registration, which saves rent, and GST does not apply once the building has its occupancy permission. The trade-off is price and choice. Ready units usually cost more per square foot, and the best floors and facings are often already sold.
An under-construction home costs less at booking, and you pay in stages linked to construction, which is easier on cash flow while you are paying rent. You also get a wider choice of floors, facings and layouts, and can make small changes to tiles and fittings before finishing. But GST of 5 per cent applies on most of the price, you pay rent and EMI together during construction, and you depend on the developer completing on time.
To reduce that risk with any developer, check the history of handovers on earlier projects, ask for monthly progress photos and read the handover date and delay clause in the agreement. Visit the site twice, a few months apart, to see real progress. In short, if you need to move soon or want certainty, choose ready. If you can wait, want more choice and need staged payments, under-construction can be good value.
